Process
Preparation & Brief
The first stage of a project is all about gathering data. We discuss your ideas and aspirations and draft a BRIEF, that becomes the guiding document for the following stage.
We discuss budget, to understand your expectations in terms of quality and sustainability. We review programme and procurement options.
We also gather information about the site, to fully understand constraints and opportunities. We will arrange a measured building survey and we take photographs of the site and existing building.
Concept Design
During this stage, we explore ideas through sketches, drawings and 3d models. We work with you and listen to your feedback so that we arrive at a design that meets your aspirations.
We will consider structure and services and how they integrate with the building. We may suggest an early appointment of consultants if we feel it will benefit the project.
Pre-application advice
The councils offer a pre-application advice service. This allows an early steer on whether a proposal is likely to gain approval and is useful on certain projects.
Developed Design
At this stage, we finalise the design and prepare information for the planning application. We co-ordinate the design with the other consultants.
A typical application will consist of plans, elevations and sections.
A Design & Access statement is required for larger projects or when a project is listed or located within a conservation area.
Additional reports may be required depending on the type of application.
Planning determination period
Planning submission is followed by a validation and determination period which typically lasts for 8 weeks. The length can vary depending on the type of application and size of the project.
Technical Design
During this stage, we will meet with you to finalise materials, finishes, fixtures & fittings. We will produce a Tender package, consisting of technical drawings, schedules and specifications. The level of detail depends on the individual project.
Tender / Procurement
There are various procurement options depending on the type of project.
Construction
During construction, we can take on the role as Contract Administrator, overseeing the construction contract and certifying payments to the contractor.
